Colorado Spring Roofing Tips

ShareThis
Most of us do not know what shape our roof is really in since we rarely get on the roof. This approach can lead to costly repairs. Most damage to your roof happens long before you notice it from the ground. Some things to take notice of are shingles that are curling, blistering, or buckling. This is a sure sign that the shingles are nearing their life expectancy. Loose shingles or materials near a chimney are also signs of a worn roof. Don't forget to walk through the interior of your home checking for water damage to ceilings and walls. Spring is the perfect time to have your roof inspected. posted: March 4, 2014

Ice Damming Issues

ShareThis
In Centennial and other parts of Colorado, ice damming in the winter is a very common problem.  Some people view this as a roof or gutter issue but is simply caused by the thawing and freezing of moisture.  This problem typicall can be found on the North side of the home or in shady areas.  Ice damming can be minimized by installing oversized gutters and downspouts. posted: February 10, 2014

Denver Roofing in the Winter

ShareThis
Many roofs are in need of repair during the winter months. With the fluctuating winter temperatures, older shingles can  curl. A wet, heavy snow can cause these curled shingles to crack leading to a leaky roof. When a roof is already wet, heavy snow can freeze and cause even more damage. Roofing repairs can easily be done in the winter. In Colorado, there are many winter days with mild temperatures and plenty of sunshine. Roofs installed in the winter can often be scheduled in a matter of days as compared to weeks or months in the busier Spring and Summer months. posted: February 18, 2014

Concrete Repair/Replacement

ShareThis
Concrete steps, stoops, and patios should be assessed on a regular basis and maintenance should be done to ensure that water is carried away from your home's foundation. In winter, ice can form below concrete and cause it to heave or crack. Tree roots can also cause concrete to heave, settle, or crack. Usually the bigger the crack, the bigger the problem. If the crack changes over time, this can signal a significant problem, and you should get it evaluated. If you are experiencing any cracks or heaving in your concrete, give Flagstaff Exteriors a call for a free evaluation.

Preparing your Roof for Winter

ShareThis
Winter weather in Denver is quickly approaching. There are three critical things that you need to do to prepare your roof for the cold months. Using binolulars, Inspect your roof from the curb. Take note of curled shingles, and missing shingles. Blackened areas can mean cracked shingles. Check trim and flashing around the chimney. If any cracks or missing flashing is noted, repairs need to be made immediately. Gutters filled with leaves and debris can cause numerous problems as well. A clogged gutter can create an ice dam which will force moisture under the roofing material and create leaks. Lastly walk around the inside of your home checking the ceilings for water stains or discolorations that can signal a rooof leak. Also check around windows for watermarks and recaulk as necessary. posted: October 15, 2013

Is it time to replace my roof?

ShareThis
When it comes to replacing your roof in Denver, many things need to be considered. Both time and monetary issues play into the decision. Depending on the roofing material, the maintenance of the roof, and the weather conditions, the average life of a roof is approximately 15 years. One thing to keep in mind is that if the number of shingles or tiles missing is considerable, then it is more cost effective to replace the entire roof instead of reparing it. Another indication that the roof needs to be replaced is if the interior walls at the roof line show any signs of moisture. This indicates that there is water seepage, and the roof needs to be replaced. Colorado's extreme weather, such as repeated snow, hail, sunlight, ane the recent heavy rains accerlerate the deterioration of a roof.  Flagstaff Exteriors has the knowledge and expertise to guide you through this difficult decision. Give us a call today for a free roof inspection. posted: September 18, 2013
